What Inspections Are Required?
Gas Safety Check (Every 2 Years)
A licensed gas fitter will inspect and test all accessible gas installations and appliances supplied by the landlord, including:

• Gas pipework and connections
• Carbon monoxide testing where required
A detailed Gas Safety Report is provided upon completion.
Electrical Safety Check (Every 2 Years)
A licensed electrician will carry out a comprehensive electrical safety inspection, including:
• Switchboard inspection and testing
• Safety switch (RCD) testing
• Power point testing
• Inspection of owner-supplied electrical appliances
• Compliance assessment against current safety requirements
A detailed Electrical Safety Report is provided upon completion.
Smoke Alarm Safety Check (Annually)
Our smoke alarm service includes:
• Smoke alarm testing
• Battery replacement where required
• Inspection of alarm operation and location
• Reporting on any faults or non-compliances
What Happens If Issues Are Found?
If any defects, safety concerns or compliance issues are identified during the inspection, we will provide clear recommendations and, where requested, a quotation for any rectification works.
Inspection Timeframes
Most combined Gas, Electrical and Smoke Alarm inspections take approximately:
45–90 minutes

What Is Required for the Inspection?
To ensure the inspection can be completed successfully, the following is required:
Property Access
One of the following must be arranged:
• Tenant present during the appointment
• Office key collection arranged in advance
• Lockbox or other approved access method
Electricity Supply
The property’s power must be connected and operational at the time of inspection.
Electrical testing cannot be completed if power is disconnected.
Gas Supply
Where gas appliances are installed, the gas supply must be connected and available for testing.
Clear Access
Please ensure access is available to:
